Highbrook Motel Policies
The Highbrook Motel is open seasonally from mid-May through late October. Reservations open each year in February.

Cancellation/Modification:
Reservations may be cancelled or modified free of charge until 3:00 PM (EST), 7 days prior to the scheduled arrival date.
(Modifications are subject to availability and applicable rate changes.)

Cancellations made less than 7 days prior to arrival will be charged a cancellation fee equal to one (1) night of the reservation, including tax.

After 3:00 PM (EST), 7 days prior to arrival, arrival dates may not be modified and the length of stay may not be shortened.

Failure to arrive on the scheduled arrival date will result in a charge equal to one night of the reservation.

There are no refunds for early departures.
Cancellation Exceptions:
Please be aware that we do not make exceptions to the cancellation/modification policy. Due to our brief operating season, short notice cancellations and modifications greatly impact our business. If you have any apprehension about our cancellation policies we strongly encourage you to consider purchasing travel insurance to protect you in the event of unforeseen interruptions to your trip. Payment Policy:
A valid credit card is required to guarantee all reservations.

At the time of booking, a deposit equal to one (1) night of the reservation is required.

The remaining balance will be automatically processed 6 days prior to arrival using the card on file.

Reservations made within 6 days of arrival require full payment at the time of booking.
Accepted payment types include Visa, Mastercard, and Discover.
Payment Failure Policy:
If a scheduled payment cannot be successfully processed:

We will notify the guest by email and/or text message.

Guests will be provided a limited window of time to update their payment method.
-
If payment is not successfully completed within that time frame, the reservation may be cancelled without further notice.
Highbrook Motel is not responsible for reservations cancelled due to invalid, expired, or declined payment methods.
Check-in Process:
Check-in begins at 3:00 PM local time.
Highbrook Motel offers keyless entry and a streamlined, contact-free arrival experience.

No online check-in is required.

On the day of arrival, guests will receive check-in instructions by text message and email.

These instructions will include the guest’s room number and entry code for the keyless lock, allowing you to head straight to your room upon arrival.

Instructions are sent once the room is ready, typically at or shortly after 3:00 PM.

If a room becomes available earlier, instructions may be sent prior to 3:00 PM.
Early Check-in Requests:
We’re happy to try to accommodate early check-in requests when possible.

If you would like to request an early check-in, please text us as soon as possible with your estimated time of arrival.

Early check-in is subject to availability and cannot be guaranteed.

Arriving at the property prior to check-in time without advance notice makes it more difficult for us to accommodate early access, as rooms may still be in the process of being cleaned or inspected.
Coordinating in advance gives us the best chance to help and ensures a smooth arrival for everyone.
Check-out:
Check-out time is 11:00 AM local time.
Late check-out options are not available.
Extra Beds, Cribs, Children:
We do not provide or allow extra beds, cribs, inflatable mattresses, or similar items.

All guests must use existing beds.

Children are welcome but must be accompanied by an adult.

Maximum occupancy is strictly enforced. Each guest room has a maximum occupancy of two (2) people total, including children of any age.
Children count toward occupancy limits regardless of age.
Group Reservations:
Reservations of three (3) or more rooms are considered group bookings, whether booked by one guest or multiple guests.
Due to limited inventory and staffing considerations, group reservations are not permitted. We reserve the right to cancel any reservations that attempt to circumvent this policy.
House Rules:
For the comfort and safety of all guests, the following rules are strictly enforced:

100% smoke-free property (including e-cigarettes and vaping)

No cooking or cooking appliances anywhere on the property

No pets or animals
-
No candles, incense, scented oil diffusers, or open-flame items
Violations may result in a refurbishing fee of up to $500.
Guests who violate house rules may be required to vacate the property without refund for remaining nights.
Maximum Occupancy:
All guest rooms have a maximum occupancy of two (2) people, including adults, children, toddlers, or infants.
Exceeding occupancy limits will result in the reservation being voided without refund. No exceptions can be made.
Parking:

Complimentary parking is provided.

One parking space per room.

No parking is available for trailers, campers, RVs, or motorhomes.

Quiet Hours & Visitors:
Quiet hours are 9:00 PM to 9:00 AM.

Please be respectful of other guests.

No unregistered guests or visitors are permitted on the property.
Rates & Taxes:
Hotel room rates vary based on date of stay, room type, and availability. Rates are subject to change.
All rates are based on single or double occupancy and are subject to Maine State Sales Tax (9%).

All of our rooms have one king bed and only accommodate 2 people. Extra person(s) beyond 2 people are not permitted regardless of age.
