Highbrook Motel Policies

Dates of Operation:

The Highbrook Motel will be open for the 2017 season from May 19th through October 22nd. Reservations are accepted beginning in January of each year. Our office staff is available from 7 A.M. to 10 P.M. (Eastern Standard Time) during the season to assist you with information or reservations. House Rules:

For the comfort and courtesy of our future guests, no smoking, cooking or pets are allowed in our guest rooms, public areas, outdoor spaces, or anywhere on the property. This policy is strictly enforced and a refurbishing fee of $500.00 may be imposed for any infractions. Any trace of these prohibited items/activities may prompt the refurbishing fee to be applied. Please be aware that if a room is left with a residual smell of smoke, the refurbishing fee may apply. Due to the strict nature of our smoking policy, we caution smokers to carefully consider booking our accommodations.

Maximum Occupancy:

All of our guest rooms have a maximum occupancy 2 people (including adults and children of any age). To ensure the safety and comfort for all of our guests, no exceptions can be made to the maximum occupancy. If it is exceeded, your reservation will be voided without refund.

Extra Beds, Cribs, Children:

We do not provide or allow extra beds, cribs, or inflatable mattresses in our guest rooms. All guests must use existing beds. Children are welcome but must be accompanied by an adult. Children count as guests and are not allowed to exceed the maximum occupancy of a guest room even if they sleep in the existing bed. If you are traveling with children, one adult and one child is the maximum occupancy permitted in a guest room. Two adults and one child in a guest room is not permitted, as well as any additional adults or children in the same room.

Group Reservations:

3 or more rooms traveling together are considered a group reservation at the Highbrook. Whether the rooms are booked by the same person or individually, our group policies relating to cancellation and modification still apply. However due to the small size of our property, we usually are unable to accommodate group reservations during our season. If we are unable to accommodate your party, our staff will gladly offer you some nearby alternatives that we frequently reccomend.

Rate Information:

Hotel room rates vary, based on your date of stay and type of room. All hotel room rates are based on single or double occupancy.

Tax:

All room rates are subject to Maine State Sales Tax.

Reservation Policy:

In order to guarantee your reservation we require a credit card deposit equal to the first night of your reservation.

Cancellation Policy:

We require 72 hours notice to cancel a reservation. 72 hours notice is by 3pm EST, 3 days prior to your scheduled arrival date. If 72 hours notice is provided for cancellation, a refund of your initial deposit will be issued less a $20.00 processing fee for each room reserved. If less than 72 hours notice for cancellation is provided, or you fail to show on your scheduled arrival date, there will be no refund of your initial deposit.

For groups reserving 3 or more rooms either together or individually, 14 days notice for cancellation of any or all rooms is required. The same cancellation fees apply to individual or group bookings.

Reservation Modifications:

Should you need to shorten your stay or change your dates we require 72 hours notice. 72 hours notice would be by 3pm, 3 days prior to your scheduled arrival date. For reservations of 3 or more rooms 14 days notice is required for modification.

Check-in Time:

Guests are welcome to check in to the hotel from 3 P.M. to 10 P.M.  If you are delayed and cannot check in by 10 P.M., please call us for late arrival instructions. Telephone 1-800-338-9688 or 1-207-288-3591.

Check-out Time:

11 am.

Parking:

Free parking is provided for all guests. There is one parking space designated for each room. There is no parking available for trailers, campers, motorhomes, RVs, etc. Please check with our staff if you have any questions about parking at the hotel.

Balance of Payment:

Balance of payment is due upon arrival and may be paid with Cash, Traveler’s Check, VISA, Mastercard, or Discover Card.

Highbrook Tips

Email is the best way to reach us during the off-season (Late October – Early May).

In-season (May – October) our business office is open from 7am – 10pm EST.

Base rates for all rooms are based on single or double occupancy.

Our rooms with one king bed can only accommodate 2 people. Extra person(s) beyond 2 people are not permitted in these rooms regardless of age.
