Highbrook Motel Policies

The Highbrook Motel is open for the season from mid-May through late-October. Reservations are accepted beginning in February of each year. If you need assistance during the off-season it is best to reach us by email at info@highbrookmotel.com.

Cancellation/Modification:

• Reservations may be cancelled or modified for free up until 3:00 PM, 7 days prior to your scheduled arrival date. (Modifications are subject to availability and rate changes)
• If less than 7 days notice for cancellation is provided you will be charged a cancellation fee equal to the first night of your reservation, including tax.
• No modifications can be made to your reservation arrival date and the length of stay can not be shortened after 3pm EST, 7 days before your arrival date.
• If you fail to show on your scheduled arrival date you will be charged in full for the total cost of the reservation, including tax.
• There are no refunds for early departures.

Cancellation Exceptions: Please be aware that we do not make exceptions to the cancellation/modification policy. Due to our brief operating season, short notice cancellations and modifications greatly impact our business. If you have any apprehension about our cancellation policies we strongly encourage you to consider purchasing travel insurance to protect you in the event of unforeseen interruptions to your trip. Check-in: Guests are welcome to arrive anytime after 3 PM local time. We offer online check-in and keyless entry so you can head straight to your room to relax and settle in upon arrival.

• You will be sent a link to our online check-in portal by email and text message (if cell phone # provided) 3 days prior to your arrival date.
• You can complete the check-in process online anytime after you receive the link.
• At 3pm on your arrival date you will receive an email and text message confirming your room is ready along with instructions to check into your room.
• Note: If you complete the online check-in early and your room is ready, we’ll send your instructions prior to 3pm if your room is available.

Check-out: 11am local time. Late checkout options are not available.

Extra Beds, Cribs, Children:

We do not provide or allow extra beds, cribs, or inflatable mattresses in our guest rooms. All guests must use existing beds. Children are welcome but must be accompanied by an adult. Children count as guests and are not allowed to exceed the maximum occupancy of a guest room even if they sleep in the existing bed. If you are traveling with children, one adult and one child is the maximum occupancy permitted in a guest room.

Group Reservations: Reservations for 3 or more rooms are considered a group booking at Highbrook Motel whether the rooms are booked by the same person or individually. Due to our limited room inventory and in order to maintain a balanced workload for our cleaning staff, we do not accept group reservations of 3 or more rooms. We reserve the right to cancel any reservations that attempt to circumvent this policy.

House Rules: For the comfort and courtesy of every guest, certain items and activities are prohibited at the property.

• 100% Smoke-Free Property. No Smoking (including e-cigarettes) is permitted anywhere onsite.
• No Cooking (no cooking appliances or grills are permitted anywhere onsite)
• No Pets or Animals are permitted anywhere onsite.
• No Candles, incense, scented oil diffusers and any item that uses an open flame.

This policy is strictly enforced and we reserve the right to impose a refurbishing fee of up to $500.00 for any infractions. In addition, anyone violating the House Rules may be evicted from the property without a refund for any remaining nights they have reserved.

Maximum Occupancy: To ensure the comfort and safety for all of our guests we have strict maximum occupancy limits in place. All guest rooms have a maximum occupancy of 2 people. The maximum occupancy limit includes the total number of combined adults, children, toddlers or infants permitted in a single room. Please be aware that no exceptions can be made to this policy and if the maximum occupancy for a unit is exceeded your reservation will be voided without refund.

Parking: Free parking is provided for all guests. There is one parking space designated for each room. Please be aware there is NO parking available for trailers, campers, motor-homes, RVs, etc. Please check with our staff if you have any questions about parking at the property.

Quiet Hours & Visitors: For the comfort and courtesy of all our guests, the hours of 9 PM to 9 AM are designated quiet hours. Please refrain from making any excessive noise during this time. No unregistered guests or visitors are permitted on the property.

Rate Information:

Hotel room rates vary based on your date of stay and type of room. Rates are subject to change. All room rates are based on single or double occupancy.

Reservation Policy:

In order to guarantee your reservation we require a credit card deposit equal to the first night of your reservation. Balance of payment is due at check-in and may be paid with VISA, Mastercard, or Discover Card.

Tax:

All room rates are subject to Maine State Sales Tax (9%).
